Scope: this article covers Seattle Public Schools (SPS) only. Bellevue, Lake Washington and Issaquah districts operate different assignment rules and are covered separately. What you should walk away with: a repeatable process for verifying which schools a specific address is assigned to, before you write an offer.

Why listing school data is not reliable

School fields on third-party listing portals are frequently stale. They are populated from data feeds that update on their own schedule, they do not always reflect the current year's boundary changes, and they rarely distinguish between an attendance-area assignment and a school a student could apply to. Two homes on the same street can be assigned to different schools. The only authoritative answer comes from the district's own address lookup for the exact address, for the exact school year.

The address lookup: step by step

1. Go to the Seattle Public Schools website and open its official school-finder / address lookup tool.
2. Enter the full street address, including unit number. Do not search by neighborhood or ZIP code — neither maps to an attendance area.
3. Select the school year you will actually enroll in. Boundaries and the enrollment guide are published per year.
4. Record the assigned elementary, middle and high school separately. They do not always follow the same boundary shape.
5. Read the district's current Enrollment Guide for that year for the rules that apply to your grade level.
6. If anything is ambiguous — a newly platted address, a recent boundary revision, a unit in a new building — call or email SPS Admissions and get the answer in writing.

Save a dated screenshot or PDF of the lookup result for the exact address. Assignment is determined by the district, not by your agent and not by the seller.

Attendance area, option school, and school choice

Attendance area school

Every residential address in Seattle falls inside a defined attendance area. The attendance-area school is the school a student living at that address is assigned to, subject to the district's rules and capacity.

Option school

Option schools are not tied to a single attendance area. They serve a broader geographic zone and admit students through the choice process, typically with tiebreakers. Living near an option school does not by itself grant a seat.

School choice

SPS runs an open-enrollment / school choice window each year in which families can request a school other than their assigned one. Requests are granted based on space and the district's tiebreaker rules. Plan around the district's published dates — the choice window does not move to match your closing date.

Verifying before you write an offer

• Run the district address lookup yourself for the exact address, before offer review — not after mutual acceptance.
• Check all three levels (elementary, middle, high) if you have or plan to have children across grade bands.
• Confirm the enrollment year and note any boundary revision the district has announced for that year.
• For condos and new construction, confirm the unit address exists in the district's system.
• Keep school assignment separate from your pricing analysis. Price the home on comparable sales; treat the school result as a go / no-go check.

What nobody can guarantee you

Stated plainly, because it matters: no agent can guarantee enrollment at a specific school, guarantee that boundaries will not change in future years, or guarantee that a particular assignment will increase your home's value. Boundaries are revised by the district. Capacity changes. Choice outcomes depend on the year's applicant pool. • Listing remarks are wrong often enough to matter. We check every address against the district's own lookup, and we still find mismatches several times a year — usually a listing repeating the school that served the address before the last boundary change.
• Boundary lines can split a single street. We have had two clients on the same block assigned to different elementary schools. Verify the exact address, never the neighborhood name.
• Assignment is not enrollment. Assigned does not mean a seat is guaranteed at a specific program, and option schools run on choice, not address. We ask families to call the district enrollment office directly and get the answer for the current school year before the inspection period closes.
• Do the check inside the contingency window. We build the district confirmation into the inspection timeline so there is still a way out if the answer is not what the family expected. After closing there is no remedy.
• Boundaries change. Districts redraw them. Nobody — not us, not the listing agent — can promise a school for the life of your ownership. We put that in writing to clients rather than let it be an assumption.

FAQ

Does the listing's school field count as verification?

No. Use the district's address lookup for the exact address and the exact school year.

Can two houses on the same block be assigned different schools?

Yes. Attendance-area boundaries can run down the middle of a street or split a block.

If I buy in an attendance area, is my child guaranteed a seat?

Assignment rules and capacity are set by the district. Verify with SPS Admissions in writing for your grade level and enrollment year.

When should I do the lookup?

Before writing the offer. Doing it after mutual acceptance leaves you no clean way to act on a surprise.
