I want to sell in Washington State — what is the first step?+

The first step is a walkthrough and pricing conversation, not a listing agreement. We look at the home, review recent comparable sales, and give you a price band plus a prep plan with estimated cost and return. You decide afterwards whether and when to go live — the consultation and valuation are free.

What information should I prepare before we meet?+

Anything you already have helps: the year you bought and roughly what you paid, remodels and their dates, permits, warranties, your HOA documents and dues, current mortgage payoff estimate, and your target moving timeline. If you do not have the paperwork, we can pull most of it from public records ourselves.

Should I clean up and repair first, or have the agent see it as-is?+

Let us see it as-is first. Sellers often spend money on work that buyers in this market do not pay for, while skipping the items that do move price. One walkthrough before you start lets us tell you which repairs earn their money back and which to skip entirely.

Do I have to renovate before selling?+

Almost never a full renovation. Most homes sell best with cleaning, decluttering, paint, landscaping, lighting, and targeted repairs. A large remodel rarely returns its cost inside a sale timeline. We give you a prioritized list with estimated cost and expected price impact, and you choose how far to go.

Which pre-listing preparations matter most?+

In this market: deep cleaning, decluttering, neutral paint where needed, curb appeal, staging in the main living areas, and professional photography and video. Those items are what buyers see in the first three seconds online, which is where most showing decisions are made.

How do you decide the list price?+

We price from closed comparables in your specific submarket, adjusted for condition, layout, lot, and view, then read current demand: how many active competitors, how fast they are selling, and at what premium over list. You get a price band with the trade-offs of each end, not a single number designed to win the listing.

How will you market my home?+

Professional photography, video, floor plan, and copywriting first; then the NWMLS listing and syndication to the major portals, an email campaign to our buyer and agent database, targeted social and Chinese-language channels, broker previews, and open houses. You get a written marketing calendar before we go live and a weekly report on traffic and feedback afterwards.

How do you analyze the offers we receive?+

Price is only one column. We compare financing type and lender strength, down payment, waived or shortened contingencies, earnest money at risk, appraisal gap coverage, closing date, and rent-back terms, then lay them side by side in one sheet. The highest number is not always the offer most likely to close.

What if the buyer asks for repairs or a credit after inspection?+

It is a normal negotiation, not a crisis. We separate genuine defects from routine maintenance, get contractor pricing where the amounts matter, and respond with repairs, a credit, a price adjustment, or a firm decline depending on your position and how strong the rest of the buyer pool is.

What does the seller need to do between listing and closing?+

Keep the home showing-ready, complete the disclosure form honestly, stay reachable for signatures, allow the inspection and appraisal visits, finish any agreed repairs with receipts, and plan your move around the closing date. We manage the deadlines and remind you before each one.

Can I stay in the home after closing (rent-back)?+

Often yes. A rent-back lets you remain in the home for an agreed period after closing, usually a few days to two months, on terms negotiated into the contract. In a competitive market buyers frequently offer it for free. We raise it during offer review so it becomes part of the negotiation instead of an afterthought.
